Newer Condos in Jefferson Park

Jefferson Park

Jefferson Park was settled in the 1830's by John Kinzie Clark and was later joined by other settlers and they had a small settlement around what is now known as Milwaukee, Lawrence and Higgins road. Abraham Gale came to the area and built the first frame home in Jefferson. In fact, Gale Street is named after him! In 1850 Jefferson Park was linked to the city by Milwaukee Avenue and Elston Plank Road. Amos Snell owned these roads and he charged a toll to use them until 1889 when the city of Chicago annexed the town of Jefferson and the citizens burned down the tollbooths. Where the Jefferson Park field house and pool are now was once a farm owned by the Esdohr family and they had a water pump there for the residents. When streetcar service was introduced, it gave a big boost to Jefferson Park. It remained a great northwest side quiet community. When the Kennedy expressway was built in the 1950's, Jefferson Park took off!!! With the arrival of the new blue line on the CTA and the arrival of a METRA station, it made it a really great place to live. Now you have the CTA bus terminal, with more than 800 buses arriving and departing each day, the Blue line to downtown and the METRA train all within a 5-minute ride from any home in Jefferson Park.

The area is predominantly single family and two to four flats, but there is a new wave of condos being built and they are selling very, very quickly because of the incredibly convenient location of transportation. There is a real neighborhood feel to Jefferson Park with it's own downtown at Higgins/Lawrence/Milwaukee. Local restaurants include great ribs at the Gale Street Inn and it has a fanatical following! We have great local ethnic restaurants too. Jefferson Park is home to the new 16th district police station and the Copernicus Center for cultural activities in Jefferson Park.

Real Estate Tips
Closing or Settlement >Handle Needed Repairs Early

There is a standard chain of events that occurs when an offer comes in on a home. After a meeting of the minds, the buyer often brings in a home inspector who may find a few items that need to be repaired. The real estate agent gives the homeowner a list of the requested repairs. What comes next?

In most transactions, the seller will take care of the repairs. Many sellers wait until the week before the closing to call someone to do the work, because they want to be sure that they are going to make it to the closing table before they spend money on repair work. If you are responsible for making repairs to a home you are selling, make sure you have the work done well in advance of the closing date by licensed professionals who will stand behind their work. If the work is done at the last minute and is incomplete or unsatisfactory, it could cause complications at the closing. You should provide the buyers with all the receipts and the names of the persons to contact in case there is a problem with the repairs.
